If you are like me, a potential home buyer, I would like to share what I feel to be the best way to find that dream home at a fantastic price. During these trying economic times buyers I tend to lean toward the many advertised foreclosure and short sale bargains. What buyers don’t know is dealing with a foreclosure or short sale is a BUNCH of extra negotiating, paperwork, red tape and other obstacles. Sure there are some saving but in most cases it is not all it’s cracked up to be. A much better way to find that deal with less stress and haggling is to let a local Realtor add you to an automated MLS e-mail list. Let me explain. Every MLS system allows agents to add their clients to a search parameter specific system. It’s great. In simple terms, you will tell you agent the specific areas/communities your are interested in, the price range that fits your budget, bedrooms, bathrooms and other features you are looking for. When added, you receive an e-mail every time a home the fits your search criteria is listed in the local MLS. Yes, you do get listings that won’t be a good enough deal or have something that you don’t like. Don’t worry. The key is to wait for the deal of the year. If you are patient and wait for the steal to arrive, IT WILL. I guarantee it. So what happens when the home you have been looking for arrives in an e-mail? As promptly as possible contact your agent and get that contact to the seller’s agent. If you are receiving the listing, it means the home has been on the market no more than 24 hours. Get an offer in as soon as possible because obviously other lookers are doing exactly what you are doing. This is your chance so don’t let competition beat you to the punch. To make this work you will need a couple things. First, know the market. If you don’t know what’s currently listed and what has sold, how will you know what’s a fantastic bargain? Do your research and know the market. Next, have an agent who moves quickly. The minute you are e-mailed that listing, the clock is ticking. Last, make sure you are have pre-approval letters from a lending institution. With financing a question mark with many buyers, one of the seller’s first questions will be, “Is the buyer pre-approved?”This method will produce your dream home at a wonderful price. It might take a week or it might take six months. The key is to have everything in place and be patient. Follow these steps and the result will be a nicer home with lower mortgage payments.

admin When we think of a modern home design, the last thing that comes to our mind is polka dot duvet covers. This is because ever since our childhood we have been programmed by television, toys, and even our very own loving parents that polka dots are only for young toddlers. Until recently, I being an adult male would never even think about placing a polka dot duvet cover over my bed. Unless I wanted all my friends to laugh at me. Doing something like that and I wouldn’t be able to show my face at the office ever again as long as I live. That is why when my wife told me she had purchased the most beautiful polka dot duvet bedding from Multi Shop Stop, I was close to wetting myself and was quick to reply with a big, “NO!” Luckily my wife did not give me the option of refusing. She had her mind set in stone and was not willing to change her mind about canceling the oder. Which by the way I begged and pleaded with all my might for her to cancel the order. Someone called in, and wanted to know what to do about fleas, as she was violently allergic to the various poisons that people put on the back of the neck of their dogs. (A lot of dogs and cats don’t like them either. )I had found solution years ago, and I told it to her. Purchase a large “squeeze bottle” type plastic bottle of Boric Acid. It’s in a fine powder, and if you point the snout down and squeeze the sides, it comes out in a puff of fine powder. To start, vacuum the carpet(s) where your pets sleep, or, ideally the entire carpet in a house where all the floors are carpeted. After a thorough vacuuming, go around squeezing the boric acid in a cloud all over the carpet. You’ll have to brush some of the excess into the carpet with your shoes, or a broom. It will take a week or so, but after that, even with outdoor cats and dogs, you will find very few, or no fleas. Boric Acid is virtually harmless, to children, and your pets, but deadly to most insects. Another thing that I discovered more recently, is a product sold at many health food stores. It’s a product made with mixing common yeast and garlic powder. Mix a half teaspoon into their food every day. Surprisingly, my cats love it mixed into canned tuna. I thought the garlic odor would be a problem, but it’s not. This helps keep fleas at a distance outside. If you “sniff” closely, you might be able to barely smell the garlic on the skin of your pets. It’s also healthy as the yeast has B vitamins, and the garlic is a natural healthy food for man and beast. Next, let’s look at cockroaches. They’re the “survivors” for millions of years, and will probably survive after all humans have gone the way of the dinosaurs. Every housewife hates them, and most houses have a few hidden away. I live in South Florida – we have cockroaches almost as big as mice that fly, and lots of the smaller ones as well as many other insects. This works for all except ants. The Boric Acid in the carpets, particularly around the edges and baseboards will keep them mostly out of the house. But, there are a few places where it pays to keep them out as well. Get a few beer bottle caps, and put a small amount of Boric Acid into the bottom of these caps. Place the caps of Boric Acid into the corners of your cupboards. If you have paper in the bottom of your kitchen drawers (or cabinet shelves), take up thePaper, and do a small Boric Acid spray, then replace the paper. Don’t forget to spray the Boric Acid under the refrigerator, and the stove. That night, the entire program was taken up with callers, some telling us how well this worked for them, or asking more questions. Several people called the next time the program was on to thank me and some of my listeners for the above advice. Much later, I learned how to stop ants, including fire ants. Simply empty one or more “blue” packages of NutraSweet (Aspartame) onto the nest. The next day, the ant hills are gone. To prevent them from entering your home, sprinkle a few grains in the baseboards or any possible entry holes into your home. Aspartame seems to be a deadly poison to most insects, but particularly to ants. If it’s that deadly to ants, what might it do to some susceptible humans? There are a lot of allergic persons who have had problems with it. Most are unaware that this is a problem. It often causes headaches in fact. I never use Nutrisweet!I hope that the above helps you to better health for you and your pets.
Lucrative Investment Opportunity-net Lease Retail Condo

admin Reston, VA-Net lease investors interested only in freestanding retail properties are ignoring a very lucrative investment opportunity–net lease retail condos. These properties offer many of the same benefits as traditional net lease investments. Moreover, they allow net lease investors (or net lease brokers) to put money into areas that traditionally exceeded most net lease investor budgets: dense urban areas with strong foot traffic. “In general, retail condos are very well located and have very good demographics and demand drivers,” says Harmar Thompson, senior vice president of Lowe Enterprises Real Estate Group. The Los Angeles-based developer recently sold the retail portion of its CityVista project to Columbia, SC-based Edens & Avant. Located in Washington, DC’s Mount Vernon Triangle neighborhood, the mixed-use project includes 441 condominiums, 244 rental apartments and roughly 116,000 square feet of retail. The project is structured with a condo regime, Thompson says, which allows Lowe Enterprises to sell pieces of the project to monetize other components. A 55,000-square-foot Safeway anchors CityVista and was part of the retail condo that Edens & Avant acquired. Like traditional net lease investments, net lease retail condos are leased to tenants that have committed to a long-term lease, usually longer than 10 years, and as long as 25 years with increasing rent over the lease term. The tenant is responsible for paying rent plus some or all of the operating expenses of the building such as taxes, insurance premiums, repairs and utilities. Retaining ValueMost retail condos are located in central business districts, though retail condos can also be found in suburban locations. Cities such as New York, Chicago, Boston, San Francisco and Washington, DC have the largest concentrations of retail condos, but smaller cities like Seattle, Denver and Charlotte, NC also have retail condos. Over the past five years, more than $20 billion worth of retail condos have changed hands in the United States–and that’s just in urban areas, according to Real Capital Analytics, a New York City-based research firm. Though the total includes only deals larger than $5 million, a significant portion of retail condos sales come in well below the $5-million mark, making retail condos accessible to a wide range of investors. Real estate assets in urban areas tend to retain their value better than assets in suburban locations, making urban retail even more attractive to net lease investors. However, most net lease investors have been priced out of urban markets because the only available investments were entire buildings with price tags in the tens of millions, if not hundreds of millions. The vast majority of retail condos are part of mixed-use buildings. They typically occupy the ground floor of vertical mixed-use projects with office, hotel or residential above the retail, and sometimes all three. They can also be found in town center projects in suburban areas. Retail condos range in size, from as small as 500 square feet to 50,000 square feet or more. The difference between a typical mixed-use project and one that includes retail condos is the ownership structure. Developers choosing to go the retail condo route end up implementing a condo regime on their projects, which basically carves up the different uses in the project into as many pieces the developers desire. Retail condos can be sold to an investor or buyer who plans to occupy the space. The retailers occupying retail condos aren’t just mom-and-pop retailers either; large national retailers also sign leases in buildings that have been structured as retail condos. “Retail condos offer bite-sized pieces for net lease investors,” Thompson points out, adding that investors are increasingly willing to pay a premium for retail condos because of their urban locations and built-in foot traffic from nearby office tenants or residents. This willingness to pay a premium is a marked change from just a few years ago. “We find that people are much more accepting of condo interests than they used to be,” Thompson says. “In the past, investors paid less for condo interests because they were uncomfortable with the fact that they would never have full control of the entire property. But, enough developers have done retail condos that lenders and investors are comfortable with the product. “That doesn’t mean net lease retail condos still don’t have their quirks. Janis Schiff, a partner in the Washington, DC office of Holland & Knight and head of the firm’s real estate group warns that investors must accept they own only a piece of the building and the entire project may have issues or expenses in addition to the retail condo. Also, investors have to deal with condo associations, an added complication that many net lease investors actively avoid, Schiff says. Nonetheless, net lease retail condos offer plenty of benefits. “For net lease investors who don’t want to own a property in the middle of nowhere and prefer a sure thing in terms of traffic and density, retail condos are an option,” Schiff notes. Monetizing PiecesRetail condos are not only lucrative for investors, but for developers as well. In fact, more and more developers and joint ventures are structuring their projects to include retail condos. “Condo regimes are a way to harvest value in complicated mixed-use projects,” Thompson says, adding that Lowe Enterprises sold the CityVista retail condo before it was able to sell out its residential condos. “We had the option to monetize components to pay off the loan. ” In traditional retail developments, developers can subdivide their projects and sell off parcels to multiple retailers, and the proceeds from the land sales provide equity for the entire project. Historically, developers didn’t have the ability to monetize specific pieces of mixed-use projects because it was nearly impossible to sell off parcels of a mixed-use development, especially a vertical development. Developers were forced to follow an “all or nothing” strategy–either leasing everything or selling everything. But condo regimes make it possible for developers to divide mixed-use projects in various ways. Schiff contends that condo regimes are one of the best ways to separate value and reduce risk because developers can own each component of their projects separately. “Condo regimes give developers more flexibility,” she concludes. Beyond flexibility, it’s not uncommon for some developers to actually make more money by selling parts of their projects rather than selling the projects whole, Thompson notes. This is especially the case for mixed-use projects in urban areas with national tenants committed to long-term net leases. “We see mixed-use properties as the future, so it makes sense for a net lease investor to bet big on those types of projects,” Thompson says. Therefore the chance of contracting lice is nearly impossible. Unfortunately for unfaithful lovers you will have to find another scapegoat. My suggestion is to blame it on hotel bedding, or a hotel towel. You have a better chance of contracting pubic lice this way. As for the other horrific sexually transmitted diseases good luck. I would start looking for a good doctor and an understanding new lover. 2. Alligator: Look out for alligators taking a dip in your toilet. The myth that an alligator can get into your pipes and crawl up your toilet is false. There once was a case in New York where a large alligator was found in a New York City sewer. According to the story a few adolescents were shoveling snow into a manhole when they discovered a 7 foot alligator. New York Municipalities did some investigating and found a few small alligators in the New York City sewers. All the alligators were killed with rat poison. Now you can sit on your toilet with a little more confidence, knowing that you will have both cheeks when you get up. Even those sitting on a New York toilet. 3. Toilet seat germs: The toilet seat has the most germs in the bathroom. The bathroom has a ton of germs and bacteria but the toilet seat doesn’t even rank when it comes to the dirtiest places in the bathroom.
